ARRANGE A VALUATION

Stein McBride Property Co offers a free, no obligation valuation/appraisal of your property based on current market conditions. Our experienced team provide a valuation based not only on their knowledge of Woodford and the surrounding areas, but also utilize our experience of what’s been sold in the past 6 months and properties that are currently on the market for sale. 

INSTRUCTING US AS AGENT & PROPERTY DETAILS

Having received your valuation and being satisfied with the figures and terms, we then prepare marketing details. Bearing in mind the importance of presentation, we ensure your sales details highlight the important aspects of your property and that your home is shown to its best advantage with the aid of full colour photographs and floorplans. 

MARKETING

As soon as you have approved our property particulars we will then be in a position to commence active marketing and receive prospective purchasers. Viewing appointments are made by our sales team to suit our vendors requirements. We escort/accompany all viewings that take place unless instructed otherwise as sometimes questions asked by potential buyers can make our vendors feel awkward; after all you are paying us to do a job and answering those awkward questions is one of them.

We also qualify any applicant before an appointment is made.  The last thing we want to do is waste time for our vendors showing their property to a potential “buyer that can’t buy” the property in question.

FOR SALE BOARDS

The most effective method of marketing your property is to have a for sale board, these marketing tools are available 24 hours a day and never sleep.

SEVEN DAY OPENING

When instructed, your property will be fully marketed by our Woodford office which we believe are the only local agent open 7 days a week (Sunday’s between 10:00 and 18:00 Hrs by appointment). 

ENERGY PERFORMANCE CERTIFICATES (E.P.C)

Finally it is a legal requirement that property on the market holds a valid Energy Performance Certificate (EPC). This is something that we are able to arrange for you and we would organise our assessor to contact you directly to book an appointment.  

FEES 

Our fees are based upon the sale-ability of the subject property and the terms surrounding its marketing. We believe that being able to save on massive overheads puts us in good stead as we are able to pass these savings on to our vendors and still give the best possible service around without cutting corners.

UPDATING YOU

We pride ourselves on our conscientious sales management. We aim to keep you regularly updated regarding the sales process right through to completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible.

OFFERS 

Any offers we receive  on your property will be verbally notified to you straight away. Our sales team will negotiate between you and your prospective applicant in order to achieve the strongest buyer and the very best possible price. We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed. Should you require your sale to be completed by a certain date, this is when you should notify us and we will endeavour to satisfy your request wherever possible. 

 AGREED SALES AND THE PROCESS

At this point you will need to instruct a solicitor….. If you need further assistance regarding this we would be happy to recommend a tried and tested firm that we recommend highly.

The solicitors will then write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the result of the survey.
The sellers’ solicitors will request the title deeds from the lender (if appropriate) or yourselves. The seller will also need to complete the fixtures and fittings form around this point.

The solicitors draw up the draft contract which sets out the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents. Any inquiries will then be raised and the Title Deeds & Lease (if applicable) will be checked and LOCAL SEARCHES carried out.

Once the draft contracts have been approved they can be signed by both parties.

EXCHANGE OF CONTRACTS

As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.

COMPLETION OF THE TRANSACTION

The completion and your actual house move can take between 7 to 28 days depending on the buyers, sellers and their respective solicitors.
